How to Hire a Real Estate Agent
Real estate agents like any profession can specialize. Home buyers need agents that specialize in residential home sales. There are commercial sales agents and property handling agents. The agent is paid a fee, and they work for either the buyer or seller. The process of hiring an agent is not complicated. The agent’s record of achievement will tell a lot about the agent. Most agents work for a broker who may have many other agents working for them.
Ask to speak to other clients as a reference. Failure to produce clients is not always a worrying sign. Many agents are new and may not have any clients. Insure the agent specializes in whatever transaction is taking place. Read the client agent agreement carefully before signing. Representation contracts should state the steps needed to discharge the agent. Many buyers thinking they have fired their agent wound up paying them the commission.
Inquire about the number of listings the agent has. The listing can be a company listing or an independent agent listing. Experienced real estate agents will know the best home inspectors, home insurance agents, and so forth. An agent that cannot or will not readily provide names is cause for concern.
Agents in most states by law have to submit any proposal offered by the buyer. An agent may not realize this or may determine the proposal is a waste of time. Ask questions about purchase offers and do they know the requirements under the law. The buyer or sellers are the only parties qualified to determine the integrity of a proposal.
Experienced agents will know the financial limits for each buyer prior to showing a home. If an agent, repeatedly tries to show homes that do not meet the financial parameters it may be time for a change. This type action wastes the sellers and buyers precious time. Buyers only want to look at homes they qualify for financially. Sellers only want qualified buyers viewing their home.
